Less than many landlords suggest, and more than many tenants think. Section 33 of Ontario's [Residential Tenancies Act, 2006](https://www.ontario.ca/laws/statute/06r17) says the tenant "is responsible for ordinary cleanliness of the rental unit, except to the extent that the tenancy agreement requires the landlord to clean it." Section 105 limits the only security deposit a landlord may collect to a rent deposit, so there is no damage deposit to hold back. A unit that is clean on day one sets the standard the next tenant is measured against, and a dated clean is a simple record of the condition it was handed over in. Take photos after the clean, before the keys change hands. ## When should the clean be booked? After the last box leaves and before the new keys are used: the home has to be empty for cupboards, closets and floors to be done properly. Book as early as you know your dates, because month-end is when everybody moves. If you are on a closing date, tell us the time the home has to be ready. ## Is the home expected to be empty? Yes, or close to it. Furniture left behind can be cleaned around, and anything that has to stay (appliances staying with the home, for example) gets cleaned in place.
